Harlem holds a high volume of beautiful brownstones built between 1895 and 1920 which are recognized as an important body of vintage early 20th Century architecture, and which give us fascinating insights into American cultural history.

Their Report uses meticulous research to identify trends in Upper Manhattan townhouse and wider real estate sales.

For example, did you know that former boarding houses, called Single-Room Occupancy (SRO) properties, are now the most sought-after townhouse properties in Harlem and Upper Manhattan?

The SRO property classification was historically assigned in the early 20th Century to large townhouses converted by the city to generate affordable housing. These houses are rich with atmosphere and have been famously photographed and appeared in television shows and movies, but more recently many of them have lain vacant. However, they are now being renovated and reconditioned at record rates, giving these historic homes a second lease on life. In addition to describing patterns in the purchase and sale of these historic Harlem brownstones, our report also examines the process required for their renovation, which is subject to complex legal restrictions governing occupancy and registration.
