A ground floor Lounge boasting contemporary furnishings reminiscent of 1960s mod designs and high vaulted ceilings with recessed lighting.

In addition, a spacious master bedroom with an on-suite master bath; kitchen with stainless steel appliances and granite countertops; as well as a terrace leading to a spacious, outdoor, communal lounge area, a high-tech fitness suite with private WiFi access—all sound so delicious and divine. Where would you expect all these amenities? Chelsea? The Upper East Side? How about Harlem?

HAP Investments, a New York-based international real estate investment and development company, held their Grand Ribbon-cutting Ceremony for their newest development, 2211 Third Avenue on Tuesday, November 7, 2017, and Harlem World Magazine was in attendance.

Karl Fischer is credited as the architect of record for this project. Since breaking ground in 2015, the site, located at 3rd Avenue from East 120th to East 121st Street in Manhattan’s East Harlem neighborhood, took roughly 2 years to complete. HAP Investments developed the 17,500 square-foot lot into 120,000 square-feet of rental space, allowing for 78,000 square-feet of residential space or 108 units, 26,000 square-feet of commercial space, 5,000 square-feet of parking, and 1,000 square-feet of community facility space. Additional amenities include doorman, on-site resident manager, wider elevator entrances, intercom, washer/dryer in each unit, storage room, bike room and on-site parking.

This development at 2211 Third Avenue is an 80/20 rental, in which at least 20 percent of the newly-constructed units are allocated as affordable housing for lower-income residents with qualifying earnings ranging from $33,189-$57,240.
