The 34-unit building designed by architect Chris Benedict is the first Manhattan rental building to meet passive house standards.
The building certification of passive house is the leading global standard for energy efficient structures; its triple-pan windows and hefty insulated walls are supposed to reduce energy consumption by 80 percent.
Known as Perch Harlem, the luxury condos in the building rent for between $2,500 to $5,500 for units sized between 520 square feet up to 900 square feet, however residents are supposed to have lower heating and air conditioning bills. Built by Synapse Development Group, the $8.5 million complex opened this fall.
